Building a custom home doesn’t have to feel overwhelming. At Mellor Woodworks, we’ve created a process that takes the stress out and brings the excitement in. From first sketches to handing you the keys, we walk side-by-side with you at every stage, keeping things transparent, fun, and focused on what matters most — your dream home.

1. We sign a contract that outlines how our relationship will work.
This establishes expectations, responsibilities, communication, and the Cost-Plus structure. It ensures we’re aligned from the very beginning.

2. We complete the design — floorplan, elevations, and 3D models.
This is a collaborative phase. We help you visualize the home, work through choices, and design an efficient, livable space before we ever swing a hammer.

3. We estimate the cost of the project.
Once your plans are solid, we pull accurate subcontractor bids and material quotes. That gives you a realistic budget and informs you of your final approvals.

4. We begin construction.
You’ll see progress from day one. We document the project through photography, video, and on-site reporting so you always know where things stand.

5. You receive a detailed weekly build report.
From the start of construction until completion, we send a weekly, transparent breakdown of costs, labor, materials, and progress on your home. You’re never guessing, never in the dark, and never waiting for bad news.

Now, let’s talk briefly about how we approach our pricing structure.

In a Cost-Plus arrangement, you pay the actual cost of construction — including all materials, subcontractor invoices, permits, and other direct job expenses — plus a builder’s fee of 20%. That 20% covers the project management, coordination, supervision, overhead, and profit required to deliver a truly well-built home.
​
That percentage applies to the total cost of the project — not just materials — because managing the trades, scheduling, quality control, and warranty responsibility are all part of what ensures your home performs the way it should for decades to come.

We use this structure because it gives you complete transparency and shared control of the budget throughout the process. You’ll see where every dollar goes — and you’ll benefit directly from any cost savings along the way.

At Mellor Woodworks, our focus is on building homes that are efficient, durable, and comfortable for Oklahoma living. And we realize that’s something a lot of builders say — but what makes us different is we actually show it.

We’re completely transparent about our build process. We photograph every stage and have a videographer document each phase of construction — from framing and air-sealing to insulation and final detailing. Those videos are shared openly on our social media accounts and YouTube channel so our clients (and anyone else who’s interested) can see exactly how we build and what goes into a high-performance home.
We don’t just say we’re building to a higher standard — we prove it. Every step is documented so you can see the layers, the craftsmanship, and the systems that make your home perform the way it should.

Our high-performance wall system might include:

ZIP System sheathing and tape for a continuous air and weather barrier,

Obdyke rainscreen and flashing to manage moisture and allow proper drying,

Rockwool insulation for fire resistance, sound control, and stable thermal performance, and

Majrex smart vapor control to manage humidity and prevent condensation year-round.
